NZÚ 2026 Grant & Loan Calculator

NZÚ low-interest loan eligibility checkBy checking this box you confirm that you, the applicant, and the property both meet every condition listed in the checklist below — a prerequisite for the loan application to be approved.
A) Applicant and propertyI confirm everything below is met.
- You are a natural person and (co-)owner of the property covered by the application; the property must not be co-owned by a legal entity, and no unit trust or trust fund may administer it.
- You commit to remaining the property's owner from application submission until the end of the 5-year sustainability period counted from confirmed project completion.
- You have full right to dispose of the property; an existing mortgage or loan lien on it does not disqualify you.
- You and your household will hold permanent residence at the property and use it as your home from project completion throughout the sustainability period; for loans repaid within 15 years, this can instead be met by a direct-line relative and their household living there and holding permanent residence.
- You have no overdue debts to the tax office, the Czech Social Security Administration, the State Environmental Fund, the Ministry of the Environment, or any other public authority.
- You are not subject to international sanctions, nor to other legal rules that would exclude you from the programme.
- The share of the property used for business activity or letting does not exceed 20% of its total floor area — above that share it would count as state aid under the Treaty on the Functioning of the EU, which this programme does not provide.
- The supported building meets the definition of a family house under § 13(c) of Act No. 283/2021 Coll. (the Building Act) — a residential building with at most three flats, at most two above-ground floors plus one basement floor and an attic (or a set-back third above-ground floor).
B) Completion deadlines and combining supportThis group covers execution timing and any overlap with other public support.
- The measures you are applying for were carried out and paid for no earlier than 12 months before the application; payments made earlier, including deposits, are not eligible expenses.
- The same measures or building elements have not received other support since 1 January 2009 from Ministry of Environment / Industry and Trade / Regional Development energy-saving programmes (e.g. Zelená úsporám, boiler-swap subsidies, OPŽP, IROP, the Modernisation Fund) — regardless of whether that earlier support's sustainability period has already ended.
- For envelope insulation (area A), the building was approved for occupancy (kolaudace) before 1 July 2013. For replacing or installing energy sources (area C), it was approved before 1 January 2023.
- Installation of renewable-energy equipment will be carried out by a contractor licensed under § 10d of Act No. 406/2000 Coll., on energy management.
- When replacing a heat source (area C.1) you will provide proof of environmentally sound disposal of the old one — the exception is keeping an existing electric heating system or gas boiler on as a bivalent backup to the new heat pump.
C) Specifics for complex (whole-envelope) measuresThis group applies in addition to applications for complex (whole-building-envelope) insulation.
- The renovation must bring the building to energy class C for both the average heat-transfer coefficient of the envelope (Uem) and non-renewable primary energy, with total non-renewable primary energy cut by at least 30%. (A new house replacing a demolished family house instead needs class B, or A, plus mandatory heat-recovery ventilation under area C.4, and a floor area of at most 350 m². A heritage-protected building has no class requirement, but still needs at least a 10% reduction.)
- After the work, the building must not be heated by any combustion appliance burning solid fossil fuel or heavy fuel oil; an existing one must be disposed of in an environmentally sound way by the time you document completion (exception: sources that can alternatively run on biomass).
- By the time you document project completion, the property will have at least one renewable-energy source installed that meets the conditions of area C.1, C.2 or C.3.
- You will arrange independent technical supervision of the works, carried out by a person authorised under Act No. 360/1992 Coll., who must not be in a conflict of interest with the contractor and cannot be the applicant themselves.
- The total value of subsidised loans for this property across all applications submitted so far does not exceed CZK 2,000,000; the minimum calculated loan amount to submit a single application is CZK 100,000.
- You will sign the loan agreement with the financial institution within 12 months of the Minister's Decision; you will document project completion within 36 months of that decision, but no later than 31 December 2031.

novazelenausporam.cz →This calculator gives an indicative estimate of support based on publicly available Nová zelená úsporám (NZÚ) programme parameters. The binding loan or grant amount is set only by the State Environmental Fund of the Czech Republic (SFŽP) in the minister's decision on a specific application. We rely on the Binding Instructions for applicants – NZÚ RD (Family Houses) and NZÚ Light, version 1.1, effective from 24 June 2026, and the Binding Instructions NZÚ – BD (Apartment Buildings), effective from 28 May 2026.
How this is calculated
- The calculator first works out the insulation support as entered area multiplied by the CZK/m² rate for the chosen construction type and mode (family house, apartment building, heritage building, Light).
- It then adds flat amounts for the selected heat source, hot water, photovoltaics, ventilation and water measures — for heat sources and hot water only the single highest flat amount among the checked options counts, not their sum.
- The subtotal is finally capped according to the chosen mode (e.g. CZK 2,000,000 for a complex family-house renovation, or CZK 250,000 per flat for a partial apartment-building renovation), and the resulting amount determines the maximum repayment term and monthly instalment.
FAQ
Is this a grant or a loan?
It depends on the mode. For both family houses and apartment buildings (complex or partial measures) it's a subsidised loan from a partner bank or building society: the state pays the interest to the institution on the applicant's behalf for the whole repayment period, so the applicant pays no interest and no APR-related costs, only the borrowed principal. NZU Light, on the other hand, is a direct grant that is never repaid; on top of it, applicants can arrange a supplementary interest-free loan, but only for the part of the cost the grant didn't cover.
Who qualifies for NZU Light?
The applicant must be a private individual who owns the supported property and has permanent residence there. The applicant's household must either already receive the unified social assistance benefit at the time of application, or meet all of the following at once: equivalised net monthly household income not exceeding the 3rd income decile (or the 5th decile if the household consists solely of old-age pensioners, or includes a member receiving a 3rd-degree disability pension), the building's average heat-transfer coefficient rated in energy class E to G, and neither the applicant nor household members owning a share in another residential or recreational property beyond the statutory limit.
What is the loan repayment term?
For family houses it's 10 years for a loan up to CZK 500,000, 15 years above that, and exceptionally up to 25 years for a secured loan on a complex renovation if the household also meets extra conditions (income up to the 4th decile and no other residential property beyond the statutory limit). For apartment buildings it's 10 years up to and including CZK 1,500,000, and 15 years above that. Under NZU Light, the optional supplementary interest-free loan (interest compensation) runs for a maximum of 10 years from signing the loan agreement; the grant itself is never repaid at all.
Can I combine several measures in one application?
Yes — the programme is built around applicants combining several measures at once. Insulation, a new heat source, photovoltaics, ventilation and water measures can all be combined within the cap for the chosen mode. One exception: Area D measures (green roof, water management) don't qualify for support on their own — you must always pair them with at least one Area A (insulation) or Area C (energy source) measure. The Binding Instructions also set out which combinations of heat sources and renewables are permitted; if you pick a disallowed combination, the calculator flags it.
Where can I find the programme's binding conditions?
The final, legally binding conditions are set exclusively by SFZP in the Binding Instructions for applicants and beneficiaries — separate documents for family houses, NZU Light and apartment buildings. Links to the current versions are above in this section; this calculator is an informational aid only, and in case of any discrepancy the wording in force on the date the application is submitted always takes precedence.
What is the low-income household bonus?
For apartment buildings undergoing a complex renovation (not a partial one), the owners' association or housing cooperative can additionally receive non-repayable support of CZK 2,000 per m² of floor area for a low-income household's flat, capped at 60 m² per flat. The bonus is on top of the subsidised loan and is never repaid, but the applicant must confirm that the flats in question are actually occupied by low-income households meeting the programme's conditions — without that confirmation the calculator won't add the bonus and will flag it instead.
